Worried About Future Without Fresh Market, Arts Boutique Closes

Kinks, Quirks and Caffeine owner Jennifer Raines alerted customers by e-mail Monday that her business has closed.

After more than a decade of business, the art boutique and coffee shop has closed its doors at its original location in the Colony Square shopping Center on Jamestown Road. In her e-mail, Raines said the decision to close followed failed attempts to negotiate with landlord Harvey Lindsay and concerns about the success of her business after the planned departure of The Fresh Market anchor store.

Developers for a planned shopping center called Courthouse Commons say the Fresh Market has agreed to move to the new center in the fall of 2011. The James City County Planning commission tonight will review the site plan for the shopping center, to be located on Monticello Avenue.

Raines said in an earlier e-mail that the upscale grocery store has tried to leave the Colony Square location for the past four years. She said the store tried to force Kinks, Quirks and Caffeine out of its location with no offer of compensation for moving expenses. When she found a location she was interested in, she says she contacted the Fresh Market’s corporate office; representatives told her they were no longer interested in expansion.

Raines said she made several requests to her landlord to discuss her options, including buying out her lease, but said he denied her requests. In her newest e-mail, she said, “Once again, all of my responses were either ignored or denied. Needless to say, I expected better treatment after being a good tenant for 13 years.”

Raines told customers and e-mail subscribers she hopes to find a more suitable location to sell similar merchandise.

Something about this doesn't sound right - if her lease is through 2012 and Fresh Market isn't scheduled to move until fall 2011 why not stay in the present location and break the lease one year early instead of two years early. Sounds like the business was closing any way.

I loved this store & always found the right gifts - maybe you can relocate to High Street - close to the action.......

High Street - Newtown that's where all the stores want to be....

As predicted by many -
The moving experience is just beginning. Colony Square may soon look like Williamsburg Crossing. New Town is on the heels of these. Look to the east and see the open strip malls, etc. in Newport News and Hampton. Some have been mostly empty for 10+ years. Williamsburg-Ja mes City County is not above this same thing happening in our backyard.

The demise (hopefully temporary) of KQC is a sad happening in Williamsburg. As a friend and business associate of Jennifer Raines and KQC, I can tell you, (although their awards prove this) that you will not find a more dedicated businesswoman who gives back to the community moreso than Jenn Raines. Of anyone who works in the retail world, Jenn cared about her business, how it was ran and how their image came across in the community. They supported Breast Cancer awareness along with a noble effort towards the recognition of our remaining WW II veterans. God bless Jennifer Raines and KQC -- may their next venture kick the pants off of the competition!

KQC adds a uniqueness to the community. There's always something that makes you laugh and it's a great gift shop for that one-of-a-kind item. It's a shame the landlord seems so objectionable. Can the WY get a response from him? what does he have to say? Is he willing to negotiate if the community reacts?

everyone who questioned why Fresh Market would not stay in Colony Square should pay close attention to Ms. Raines experience with the landlord.

do stores normally pay moving expenses? "When she found a location she was interested in, ... they were no longer interested in expansion." - what happened to the moving expense issue? The article doesn't state if FM offered her compensation of some sort, but I'm assuming she would have gotten some money for relocating and letting them expand. Sounds like the whole mess could have been avoided if she accepted Fresh Markets initial offer. I hope the vacancies don't fill up with Rent To Own and PayDay Advances.
