Marquis Shopping Center Under Contract for Purchase

The Marquis at Williamsburg is under contract to be purchased by a Texas-based shopping center developer, according to a press release from CB Richard Ellis Auction Services.

The developer’s name and the sale price are unknown at this time. The 268,691-square-foot retail center was set to be sold at auction on March 10, but the auction was abruptly cancelled one hour after the scheduled start time. The property was put under contract one day after the scheduled auction, according to CB Richard Ellis, which handled the sale for owner CIT.

“We are pleased that the auction process has identified a buyer for the property,” said Paul Galanis, managing director of CBRE Auction Services, in the press release. “This buyer has an exciting vision for how to successfully complete the development of this property, which will reenergize this institutional-quality shopping center.”

The developer plans to build-out the center, situated on approximately 223 acres at the intersection of Interstate 64 and Route 199, adjacent to Water Country. The center currently includes J.C. Penney, Kohl’s, Best Buy and Dick’s Sporting Goods. It is anchored by a Target, which was not included in the sale.

Doug Johnson, managing director of CBRE Auction Services, said the auction process generated great interest in the property from both national and international buyers.

The developer is the second to put the property under contract since 2009. In December 2009, Atlanta-based Madison Retail LLC entered a purchase agreement with owner CIT, but in August 2010, sent a letter to CIT indicating it planned to drop its option.

The developer will inherit $38 million in debt, owed to the Marquis Community Development Authority, construction companies that performed site work and tenants who paid for some building construction expecting to be repaid.

The Marquis, which opened its first store in October 2007, was originally developed by Premier Properties USA. Premier went bankrupt in 2008, with investor Dominion Capital taking control. When Dominion didn’t make payments, primary lender CIT foreclosed on Dominion and took ownership of the Marquis.

While promoting the auction sale, CB Richard Ellis characterized the Marquis as a “tremendous opportunity” to invest in a well-situated property with great potential to increase the density.

Whole Foods Market, IKEA and at least two sit down family type restaurants (Not fastfood) would be a winning package combination for this market area.
Are there any efforts being made to court these merchants?
Too bad the timing wasn't right for Hans Shadler... he's now in the shopping center with Harris Teeter.

The KEY to a thriving Marquis most certainly would include stores that are NOT anywhere else in the Williamsburg/ JCC/York Cty area. Add an unusual themed miniature golf for kids while mom or pop are shopping perhaps? Walking track or fitness trail? Inventive. Creative. Think outside the box. Outdoor seating and entertainment gazebo.....

Oooooh, an IKEA would be AWESOME! That is an excellent idea, Suz. That's definitely a store that if you build it, they will come in DROVES :)

I don't disagree with any of the suggestions for what SHOULD go in at the Marquis, which I love to visit because it's close, clean, has great selection and the tax dollars go right back to where I live. However, don't just tell each other what should go there: Tell the companies you like! Google them, start a Facebook fan page, get creative. Of course, I don't do Facebook, but everyone says I am the only one out of that loop!

It's also located at an entrance to the parkway, making it a nice commute from Yorktown and Gloucester. I see potential, but please make use of the space available, please don't branch out any more. And a Michael's is much needed. The only place to buy art supplies is the W&M bookstore.....e xpensive!

It would be great to see different stores. Whole Foods Market would be great! There needs to be some restaurants too. When I shop there and I get hungry I leave, then I don't come back. California Pizza Kitchen would be great too!

Hopefully, the developer will leave some of the trees, especially if they will adhere to the original plan to add a hotel to the complex. Paths to allow strolling around the complex would also be nice - again, especially if a hotel is going to be placed. Allows patrons oppty to exercise and enjoy the outdoors. Would also like to see a PF Chang's or other high end chain restaurant and Sur La Table kitchen store. Whole Foods Mkt would be the icing on the cake. People would come from all over to shop. I used to drive to Charlottesville from Edenton and now from Williamsburg when that was the nearest Whole Foods. Now I go to Richmond.

I live and work within 10 minutes of Marquis, and I shop there often. In these trying times with gas so high, I appreciate not having to drive over to Monticello or down to Newport News. Hopefully more retail stores and eating establishments will increase the traffic flow there. It would be great if they could attract a major food chain, like PF Chang's or Macaroni Grill. A Michael's Arts and Crafts would certainly be welcome.
